GENERAL:

The City of Kettering, Ohio is recruiting to fill two (2) full-time Buildings Service I vacancies in its Public Service Department. The responsibilities of the individuals hired to fill these positions will be to work independently and as a team to maintain and repair mechanical equipment, automatic doors, generators and electrical systems at over 40 City-owned and managed facilities, outbuildings, and aquatic amenities. These positions also perform a wide variety of general commercial and residential building maintenance duties in areas of plumbing, carpentry, masonry, painting, electrical, roofing repair, and building access control. These positions report to and work under the general supervision of the Facilities Maintenance Supervisor. 

REQUIREMENTS:

An emphasis is placed on HVAC and General Commercial and Residential Maintenance for these recruitments:

 

  •  HVAC: Commercial and residential HVAC knowledge and experience, including Direct Digital Controls (DDC) building automation and preventive maintenance. Equipment service includes chillers, air handlers, furnaces, condensing units, exhaust fans, infrared heat, circulating pumps, cooling tower, roof packages, drinking fountains and filtration and refrigeration systems.
  • Commercial and Residential Building Maintenance: General knowledge and experience with commercial and residential building maintenance and service, with a good understanding of building codes and regulations. Responsibilities include repairs and installation of suspended ceilings, flooring, roofs, and drywall repairs, as well as basic electrical, HVAC, and plumbing tasks. Other responsibilities include systems furniture installation and restructuring and refurbishing waterpark amenities, including fiberglass repair and gel coating.

 

Knowledge of standard practices, materials, and tools used in building and equipment maintenance work; knowledge of carpentry, painting, and skill in the use of tools.  Must have the ability to grasp, lift, and maneuver hand tools, power tools, equipment and materials of various weights and sizes in a safe and effective manner. Must have the ability to walk, sit, stoop and bend for extended periods of time; ability to understand and follow written instructions; knowledge of basic math; ability to understand, follow and communicate oral instructions; ability to exercise alertness and judgment to report possible hazards; ability to establish and maintain effective working relationships with other employees, City officials, contractors and the general public; and adequate physical condition to perform position duties.  Must have a valid Ohio Driver's License at the time of appointment, with the ability to obtain and maintain a Class-A Commercial Driver's License (CDL) with a tanker endorsement. Must be available and willing to work required overtime.

These positions also participate in snow removal operations during the winter weather season. 

COMPENSATION:

The entry rate for this Building Service I position ranges from $24.46/hr ($50,877/yr) up to the maximum rate of $34.77/hr ($72,322/yr) with promotional opportunities available to a maximum rate of $39.68/hr ($82,534/yr); excellent benefits.

 GENERAL STATEMENT OF DUTIES:

Entry level maintenance position that performs a wide variety of general building maintenance duties in areas of plumbing, carpentry, masonry, painting, heating and air conditioning, and/or electrical trades. Reports to and works under the general supervision of the Facility Maintenance Supervisor or project crew leader. Position participates in snow removal operations during the winter weather season.

DISTINGUISHING FEATURES OF THE POSITION:

Position is responsible for the performance of unskilled maintenance of City facilities, including preventative maintenance activities. Routine work is performed under general supervision leaving some latitude for independent action. The position often works at the sub-

Journey level in one or more of the skilled trades and assists a semi-skilled or skilled tradesperson.

EXAMPLES OF WORK: (Illustrative Only)

·         Maintain and clean filters, evaporators, condensers, fan belts, etc., on heating and air conditioning units;

·         Repair and maintenance of routine plumbing problems;

·         Repair leaks in roofing;

·         Assist with office remodeling projects;

·         Assist with swimming pool mechanical system maintenance;

·         Move office furniture and equipment;

·         Repair and replace lighting fixtures, bulbs and ballasts;

·         Repair buildings, doors, windows and floors;

·         Paint the interiors and exteriors of buildings;

·         Repair plumbing fixtures and replace broken plumbing fixtures;

·         Install trim, doors, locks, windows, vents, walls, ceilings, cabinets, partitions and modular furniture;

·         Provide utility locates of underground gas, electric, and water on City owned property;

·         Follow all safety practices and procedures;

·         Plow snow during winter storm operations as assigned;

·         Perform related duties as assigned;

·         Regular and predictable on-site attendance required.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

Knowledge of standard practices, materials and tools used in building and equipment maintenance work; general knowledge of the carpentry, painting, plumbing and electrical trades; skill in the use of tools; mechanical ability; ability to establish and maintain effective working relationships with other employees, City officials, contractors and the general public; ability to work from sketches, drawings and blueprints.  

Must have the ability to grasp, lift, and maneuver hand tools, power tools, equipment and materials, of various weights and sizes, in a safe and effective manner in the performance of work. Must have the ability to walk, sit, stoop and bend for extended periods of time; ability to understand and follow written instructions; knowledge of basic math; ability to understand, follow and communicate oral instructions; ability to exercise alertness and judgment to report possible hazards; and adequate physical condition to perform position duties. Must obtain and maintain a Commercial Class–A Driver’s License (CDL) with a tanker endorsement.

ACCEPTABLE EXPERIENCE AND TRAINING:

Must have a high school graduate-level of ability in reading, writing and basic math or any equivalent combination of experience and training which provides the required skills, knowledge and abilities.
